When a refi makes sense

  • You have PMI/MIP and 20%+ equity (or you’re close)
  • You want a 15- or 20-year to pay off faster
  • You need cash-out for projects or consolidating higher-rate debt
  • You have an FHA or VA loan eligible for a Streamline/IRRRL
     

Refinance types we offer

  • Rate-and-Term Refinance — Reduce rate/payment or change your term (30→15/20).
  • Cash-Out Refinance — Convert equity to cash for remodels, tuition, or consolidation.
  • Conventional Refi to Remove PMI — Refi once you’re ~80% LTV (conditions apply).
  • FHA Streamline — Minimal docs; may skip appraisal (program-dependent).

We’ll confirm appraisal/waiver eligibility, max LTV for cash-out, and any program overlays upfront.
 

Costs, timing & breakeven

  • Closing costs: typically ~2–5% of loan amount (plus prepaids for taxes/insurance).
  • Timeline: many refinances close in ~21–30 days with complete docs.
  • Breakeven: total costs ÷ monthly savings = months to break even. If you’ll sell/refi before that point, consider options (e.g., temporary/permanent buydown, shorter term).
     

Example: If costs are $4,200 and you save $180/mo, breakeven ≈ 24 months.


What lenders review

Credit, income, assets, equity/LTV, property type and occupancy. Some files may receive an appraisal waiver.
