Step-by-step


1) Pre-approval
We verify income, credit, and assets to set your max price and comfort payment. You’ll get a letter sellers trust.
Ready now? Start your pre-approval and compare Conventional, FHA, VA, and Jumbo.


2) Home search & offer
Your agent handles comps and terms; we structure pricing, rate buydowns, and seller credits to keep cash-to-close comfortable.


3) Inspection
Independent review of the home’s condition. You can renegotiate, request repairs, or walk away per your contract.


4) Appraisal (or waiver)
Confirms value for the lender. Some files get appraisal waivers; if not, we manage the timeline and any value gap strategy.


5) Underwriting
We validate docs and conditions (title, insurance, condo approvals if applicable). You’ll see any final document requests here.


6) Closing Disclosure & clear-to-close
You’ll receive the CD ~3 days before signing with final numbers (down payment, closing costs ~2–5%, prepaid taxes/insurance).


7) Signing & funding

How long does it take to close?
With complete docs and smooth appraisal/title, many loans close in ~21–30 days.


How much are closing costs?
Plan ~2–5% of price, plus prepaids for taxes/insurance. Seller credits can offset some or all costs.


Do taxes/insurance/HOA count in DTI?
Yes. Lenders use the full housing payment (PITI + MI + HOA) when calculating DTI.


Can I buy with <20% down?
Yes—Conventional can go to 3–5% down (eligible buyers), FHA is 3.5% down, and VA may allow 0% down if eligible.


Fixed vs ARM?
Fixed = predictable long-term hold. 

ARMs can start lower if you’ll move/refi in 5–10 years.
