2) Home search & offer

3) Inspection
Independent review of the home’s condition. You can renegotiate, request repairs, or walk away per your contract.
4) Appraisal (or waiver)
Confirms value for the lender. Some files get appraisal waivers; if not, we manage the timeline and any value gap strategy.
5) Underwriting
We validate docs and conditions (title, insurance, condo approvals if applicable). You’ll see any final document requests here.
6) Closing Disclosure & clear-to-close
You’ll receive the CD ~3 days before signing with final numbers (down payment, closing costs ~2–5%, prepaid taxes/insurance).
7) Signing & funding
Sign with a notary, funds are released, and you get keys. We review PMI/MIP removal, refinance options, and first payment details.

How long does it take to close?

How much are closing costs?

Do taxes/insurance/HOA count in DTI?
Yes. Lenders use the full housing payment (PITI + MI + HOA) when calculating DTI.
Can I buy with <20% down?
Yes—Conventional can go to 3–5% down (eligible buyers), FHA is 3.5% down, and VA may allow 0% down if eligible.
Fixed vs ARM?
Fixed = predictable long-term hold.
ARMs can start lower if you’ll move/refi in 5–10 years.
